  1. Initial Consultation – This is a meeting with ourselves and the client and is a great way of getting the required advice on you dream project and to see whether your  idea is viable. It could become reality, during this meeting we can look at potential ideas that could create a much more beneficial space to meet your requirements. We will:
  • Discuss your Proposal
  • Take a Design Brief
  • Carry out measured Site Survey
  • provide design knowledge where appropriate
  • Provide recommendations

2. Site Survey – A full measured site survey can take approximately 1-2 hours. This would be a meeting at your property in which a number of details will be reported. This meeting will be used to confirm and discuss your project in full to aid finalising a detailed design brief. We will then proceed to take all the required measurements both internally and externally.


3. Production of Existing Building Plans

4. Pre Application Advice – New Build or a project you feel uncertain about ascertaining Planning Approval should be first submitted for advice which gives the parameters to base your planning application documentations for Single Storey, Two Storey or Multiple Extensions and Loft Conversions. Or maybe you have something unusual that you would like to convert.

Included within this package:

  • Full plans & Elevations (existing & proposed)
  • Block & Site Location Plans (existing & proposed) – Through Ordnance Survey – This is a map that locates the property within its area showing the boundary of the land of the property that is being submitted for planning. (cost is dependant on how built up the area is)
  • Feasibility – Written report with supporting images (sometimes required)
  • Design & Access Statement
  • Full Communication with the LBC

5. Planning Application – Single Storey, Two Storey or Multiple Extensions and Loft Conversions that do not fall within the 30 Day Neighbourhood Consultation or Permitted Development or within the other policies will require full planning permission.

Included within the package:

  • Full plans & Elevations (existing & proposed)
  • Block & Site Location Plans (existing & proposed) – Through Ordnance Survey – This is a map that locates the property within its area showing the boundary of the land of the property that is being submitted for planning. (cost is dependant on how built up the area is)
  • Feasibility – Written report with supporting images (sometimes required)
  • Design & Access Statement
  • Full Planning Communication with the LBC

6. 30 Day Neighbour Consultation / Larger Home Extension Scheme – Householders who would like to extend their properties to the rear or side by up to 6m for a terrace/semi detached or 8m for a detached property, this is subject to certain conditions being met.

  • Plans and elevations (existing & proposed)

7. Permitted Development Application – House extensions may be exempt from full planning approval. There are a number of conditions that will have to be adhered to. Should your project meet these conditions an application can be submitted to your local council for a certificate of lawfulness.

Basic Conditions include:

  • side or rear extensions.
  • length of 3m on a terrace/semi detached
  • 4m on a detached property.

There are a number of other criteria that has to be met but these are basic guidelines so please get in touch should you wish to discuss your project.

8. Outline Planning Permission – This is the process of getting permission to develop a proposed site.

9. Building Regulations Application – This is a full set of drawings detailed with information relevant to Building Control and will ensure the contractor knows the materials required on site.

Included within the package:

  • Plans and elevations (proposed & existing),
  • Section details
  • written reports (if required).
