Site Survey

A full measured site survey can take approximately 1-2 hours. This would be a meeting at your property in which a number of details will be reported. This meeting will be used to confirm and discuss your project in full to aid finalising a detailed design brief.
i will then proceed to take all the required measurements both internally and externally.

PRE APPLICATION ADVICE

New Build or a project you feel uncertain about ascertaining Planning Approval should be first submitted for advice which gives the parameters to base your planning application documentations for Single Storey, Two Storey or Multiple Extensions and Loft Conversions. Or maybe you have something unusual that you would like to convert.

    • Single Storey Extension –      up to 20m2
    • Single Storey Extension –      20m2 to 40m2
    • Single Storey Extension –      40m2 +
    • Two Storey Extension –         up to 80m2
    • Two Storey Extension –         80m2 +
    • Other – New Build / Balcony / Loft Conversion etc

Design & Access Statement

Planning Application

Single Storey, Two Storey or Multiple Extensions and Loft Conversions that do not fall within the 30 Day Neighbourhood Consultation or Permitted Development or within the other policies will require full planning permission

30 Day Neighbour Consultation /

Larger Home Extension Scheme

Householders who would like to extend their properties to the rear or side by up to 6m for a terrace/semi detached or 8m for a detached property, this is subject to certain conditions being met.

    • Single Storey Extension –     up to 20m2
    • Single Storey Extension –     20m2 to 40m2
    • Single Storey Extension –     40m2 +
  • Plans and elevations (existing & proposed)

Note: 30 Day Neighbour Consultation / Larger Home fee not included.

Permitted Development Application

House extensions may be exempt from full planning approval. There are a number of conditions that will have to be adhered to.

Should your project meet these conditions an application can be submitted to your local council for a certificate of lawfulness.

Basic Conditions include:

  1. side or rear extensions.
  2. length of 3m on a terrace/semi detached
  3. 4m on a detached property.

There are a number of other criteria that has to be met but these are basic guidelines so please get in touch should you wish to discuss your project.
